Seeking an experienced Property Manager for a Class C apartment complex in Pasadena, Texas. Position will be full time, and might include some weekends. Excellent customer service, outgoing personality a MUST!! This is not an administrative position where you expect to just be an office. Must have real passion for managing a property and able to wear multiple hats since this is a small property (less than 50 units). Leasing up the property will be priority #1!

Job Requirements
The candidate selected must be professional, organized and very strong work ethic. The candidate should have at least two (2) years experience in Property Management. Strong working knowledge of Microsoft Office. Friendly and energetic with top-notch people skils, a must. On site experience at a Class C a plus. Bilingual (English/Spanish) required.

• Update on a daily basis all rents, other income charges, deposits and application fees received from residents and applicants.
• Issue appropriate notices when necessary (e.g., late payments, eviction notices, returned check notifications).
• Actively pursue recovery of delinquent balances and file eviction in accordance with state and local laws.
• Maintain record of all bad debt accounts showing payment progress and send former accounts to the collection agency.

• Work with lease renewals each month by providing renewal notices in a timely manner.
• Greet prospective clients, show property and perform leasing duties as needed.
• Answer and handle incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
• Monitor on-line lease applications.
• Maintain awareness of local market conditions and trends.

• Provide quality customer service to all prospective and existing residents.
• Physically inspect property when on grounds and report any service needs to maintenance staff.
• Inspect move-outs and vacancies.
• Assist in the planning of resident retention activities.
• Monitor online service requests.

• Update system daily for accurate reporting. Organize and file all applicable reports, leases and paperwork.
• Proof read all lease paperwork and process move-ins and move-outs.
• Process all security deposit dispositions in a timely manner.
• Accept service requests from residents and route to maintenance for prompt processing.
• Be familiar with payables policies and procedures, and maintain payables system, including processing of bill payments.
• Follow required duties as listed on the monthly calendar.
o Perform any additional duties or tasks as assigned.
o Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments
o Maintain professional standard of appearance and dress.
o Must be able to work some weekends.
